Energy efficiency within property of all types is a vital issue for occupiers, both in terms of optimising operational costs, and in protecting and maximising Market Value.
The introduction of new legislation, compelling owners and occupiers to have Energy Performance measured is now widely recognised as a step towards more efficient energy use, resulting in real cost advantages.
In Scotland domestic property has required an Energy Performance Certificate (EPC) since December 2008, and this forms part of the Home Report necessary to market a property for sale. Similarly, residential property landlords require to have an EPC on leased property since January 2009.
Commercial property also requires an EPC from January 2009, to be available during marketing to a prospective tenant or purchaser, and most public buildings are required to display a certificate showing their energy rating.
